The Bermondsey Project is a Build to Rent development by Greystar in Bermondsey, London SE16.
The new development designed by HTA, Hawkins/Brown and AFK architects will create 1,624 high-quality new rental homes in a critically undersupplied area, as well as increase the number of homes for social rent.
Building F is a former biscuit warehouse, constructed in the 1970s. This is being reimagined to create a mixed-use hub; adding 177 residential units above the existing roof line; creating retail and employment space on the lower floors; and extending the public realm.
Fabrik have provided combined facade structural and thermal analysis for FK Facades during RIBA 4B/5, along with buildability advisory and support with integration of passive fire protection. Key facade systems include castellated aluminium rainscreen cladding, Nordan timber composiite windows/doors, Schuco curtain walling and windows. Specific challenges included achieving a 0.15 W/m2 K solid wall u-value with the cladding zone constraints and introduction of MVHR plenums.
